Demolition & site preparation

Demolition and site preparation

Taking a structure down is a structural problem in reverse — the sequence has to keep what remains stable at every stage.

Demolition is sequenced by load path. Removing an element that is carrying more than the drawings suggest — because of a later alteration, a change of use, or an original construction that does not match the record — is how demolition incidents happen. The survey comes before the sequence, and the sequence before the plant arrives.

Scope

  • Structural demolition of buildings, frames and structures
  • Partial and selective demolition within occupied or operating premises
  • Internal strip-out and soft demolition
  • Concrete coring, sawing and controlled cutting
  • Hydraulic breaking and rock removal
  • Site clearance, grubbing up and obstruction removal
  • Excavation, loading, hauling and disposal
  • Formation preparation, levelling and compaction

Controlled removal inside live premises

Partial demolition next to operating plant or occupied space is the harder case. Noise, vibration, dust and debris all have to be contained, the remaining structure has to stay stable and serviceable throughout, and services running through the area have to be identified and isolated or diverted before anything is cut.

  • Structural survey and temporary propping where the sequence requires it
  • Service identification, isolation and diversion before cutting
  • Dust suppression and debris containment
  • Vibration limits agreed where neighbouring structures are sensitive
  • Concrete coring and sawing where breaking is not acceptable

Plant

Hyundai 220LC-9S and Fiat Kobelco excavators with rock breaker and backhoe attachments, supported by the sheet piling and dewatering fleet where the site needs retention or groundwater control before work can proceed.

Asbestos and hazardous material: where a survey identifies hazardous material, licensed removal is arranged through the appropriate specialist before demolition proceeds.

Standards we work to

  • BS 6187

Common questions

What clients ask before awarding

How do you sequence a demolition?
By load path, established from a structural survey rather than from the original drawings alone. Later alterations and changes of use frequently mean an element is carrying more than the record suggests.
Can you demolish part of a structure while the rest stays in use?
Yes, and it is the more demanding case. It requires temporary propping where needed, service identification and isolation before cutting, dust and debris containment, and agreed vibration limits where neighbours are sensitive.
What about hazardous materials?
Where a survey identifies hazardous material, licensed removal is arranged through the appropriate specialist before demolition proceeds.

Send us the drawings. We will tell you what it takes.
